We’re turning up the heat with three of the most common water heater problems homeowners face and what you can do to fix them.
- No Hot Water
- Electric water heater: First, check your breaker panel. A tripped breaker could be the culprit.
- Gas water heater: Inspect the pilot light. If it’s out, carefully relight it.
- Check the thermostat: Make sure it’s set between 120°F and 140°F for best performance.
If you’ve tried these steps and still don’t have hot water, or the pilot light won’t stay lit, it’s time to call a licensed plumber.
- Water Heater Leaks
- Loose connections or valves: Look around your unit and tighten anything that appears loose.
- Leak from the bottom of the tank: Unfortunately, this usually means the tank is corroded and will need replacement.
Don’t ignore leaks! What starts small can quickly lead to serious water damage.
- Rotten Egg Smell in Hot Water
That sulfur smell usually means there’s bacteria in the tank.
- Try flushing your water heater.
- Clean or replace the anode rod (the metal rod inside that helps prevent rust).
If the smell persists, it’s best to bring in a professional.
Safety First
🚨 If you ever smell gas near your water heater, leave your home immediately and call your gas company. Safety always comes first.
